1. Introduction
The Frankfort Independent Schools is seeking proposals from landlords and property managers for the lease of office space within the Old City taxing district of Frankfort, Kentucky. The space will be used for general office use. This RFP outlines the requirements and selection criteria for interested parties.

2. Key Dates and Submission Details

RFP Issuance Date: Friday, February 28, 2025 @ 1 p.m.
Deadline for Questions: Friday, March 7, 2025 @ 12 p.m.
Proposal Submission Deadline: Friday, March 7, 2025 @ 4 p.m.
Expected Lease Commencement Date: before July 1, 2025

3. Office Space Requirements

Location: [Preferred city, district, or proximity to public transport]

Lease Term: 3–5 years with renewal options OR an option to purchase

Other Considerations: Office space must be within walking distance, preferably adjacent to the current Central Office building located at 212 Steele Street, Frankfort, KY 40601

4. Proposal Submission Requirements Interested landlords or property managers must provide the following:

Property Details:
- Address and location description.
- Total available space and floor plan.
- Amenities and facilities provided.
Lease Terms and Pricing:
- Monthly rent and additional costs (e.g., maintenance, taxes, utilities).
- Proposed lease duration and renewal options.
Compliance and Certifications:
- Proof of ownership or authorization to lease.
- Compliance with zoning, safety, and building codes.

5. Evaluation Criteria Proposals will be evaluated based on the following criteria:

Location & Accessibility: Proximity to key areas (212 Steele Street) and ease of access from Second Street School and Frankfort High School.
Cost & Lease Terms: Competitiveness and transparency in pricing.
Suitability of Space: Meets operational needs and growth potential.
Building Condition & Amenities: Safety, maintenance, and features.
Landlord Reputation & Experience: Past leasing experience and responsiveness.
